Le Terrazze Ferrara is the result of a shared vision between engineer Aldo Kocani, CEO of Residenze Totalproof, and Vannis Marchi, entrepreneur and co-founder of the Liu-Jo group, acting through his company Nobel Srl. The new class A4 homes taking shape in via Scalambra and via Maffi represent one of the most significant residential developments in the Ferrara area in recent years: a complex of over 260 homes designed to deliver construction quality, energy efficiency and contemporary comfort, with a price point that makes high-end living genuinely accessible.

Details and features
Le Terrazze Ferrara is planned as a phased development of approximately 260 homes. The first phase (structural works already under way since July 2026) covers the first two buildings and will deliver around 30 apartments by February 2027, with 2- and 3-bedroom layouts, garage included and, in select units, a private cellar. All homes will be built to energy class A4 using eco-friendly and sustainable materials, combined with advanced construction technologies designed to maximise energy savings and living comfort. Every apartment will feature integrated smart home systems and quality finishes throughout, with solutions carefully chosen to bring together efficiency and everyday liveability in modern, functional spaces. The second phase, covering the remaining buildings, is scheduled to begin in 2027.
Evolution and future outlook
Le Terrazze Ferrara is conceived as a modular, long-term development. Once the first phase is complete (with the handover of the first 30 homes by February 2027) the project will continue with the progressive completion of the remaining buildings, reaching a total of over 260 residences within a fully integrated neighbourhood. The partnership between Residenze Totalproof and Nobel Srl aims to set a new benchmark for modern, sustainable construction in the Ferrara area: a development capable of meeting real housing demand, combining high construction and technological standards with a highly competitive value proposition, made possible by the industrial approach that defines Residenze Totalproof.
