RESIDENCE TOTALPROOF: REBIRTH AND INNOVATION IN BADIA POLESINE

An investment of more than 10 million euros to transform the station area into a new residential district of excellence.

Origin of the project

The “Residence Totalproof” was born from an idea of the engineer Aldo Kocani, CEO of Totalproof, to respond to the growing demand for housing in the Alto Polesine and the Lower Verona area. The acquisition of a building complex, closed since 1990 and located in front of the Badia Polesine railway station, represents an opportunity to transform a degraded area into a center of innovation and sustainability.

Details and characteristics

The investment of about 10 million euros will allow the construction of the first phase, with 100 housing units of different types, from two-room apartments to individual villas, all in energy class A+. The project includes more than 3,000 square meters of green areas and 5,000 square meters of underground parking. Innovative, ecological and 100% recyclable materials will be used to ensure maximum comfort and reduced environmental impact.

Evolution and future perspectives
The “Residence Totalproof” represents the first step of a larger project divided into two phases. After the completion of the first, which is expected to last 24 months, the redevelopment and acquisition of an additional 150 housing units will follow, bringing the total to about 250 new residences over five years. The intervention will not only respond to local housing needs, but will contribute to the enhancement of the territory through cutting-edge building solutions.
Impact on the territory and urban enhancement
The intervention was enthusiastically received by both the community and local institutions, who highlighted how the redevelopment of the station area can contribute significantly to the revival of the neighborhood, reducing episodes of degradation and encouraging the presence of new families and activities. The construction site will also become a testament to Residenze Totalproof’s commitment to sustainable and innovative construction.
